Here in Canberra, we already have high holding costs for land (after two years) to discourage speculation. This should mean that Canberra land is affordable, instead of being amongst the most expensive in the country. The ACT Government even took over from private land developers to try and make land more affordable. So far, prices have stayed about the same, but block sizes have shrunk! When land in whole new subdivisions is allocated by ballot it strikes me that perhaps the higher prices are demand-driven, rather than supply-driven.
