Excellent research Adam
It is great to read someone who digs a little below the surface hype about the property market.
The fact of the matter is we just don't really know how the variables of price, location, ownership and renting will interact. Add in the possibility that a recession will change the demographics of housing in relation to youg people staying longer with their parents or more people living together or single households taking in borders and so on and you soon realise that some of the established myths around renting and buying etc will come crashing down.

I remember moving out in 1993 when people would not only fall over themselves to rent to a property to you but, in my case, then came around and offered to sell it to you as well. The same apartments are are still standing but they are now, by the application of magical numbers, worth three times as much and rent for twice as much as they used to. But take away the pixie dust, and I am sure they can revert to their former selves.

Solid article, Adam.

Not to be a stickler for facts, but "mid ranged properties" are not between "$600k and $1.5m".

The median dwelling price in capital cities in Australia is around $450k.

Roughly 80% of all sales occur between $200k and $600k.

The median dwelling price in all metro and non-metro areas is closer to $400k.
